We conduct inspections upon move-out and at renewal that include documentation of the property’s condition, and we ensure all maintenance issues are addressed in a timely manner.

Financial Reporting
Our owners receive a monthly statement which is posted to their Owner Portal. Any contactor invoices are also posted, for your records. Annual statements are delivered each January.

Because of our careful screening techniques, we have very few evictions. However, we do perform evictions if necessary at no extra charge--court costs are passed through to you with no markup.
Excellent Pricing
Don't be fooled by management companies who quote low management fees, only to "nickel and dime" you with additional fees for services that should be included. Also, we DO NOT charge you when your property is vacant. This gives us incentive to get you a tenant. That is why our pricing structure is designed so that we don't get paid unless you are getting paid. The following pricing structure makes us unique:
- No fees charged when the property is vacant.
- No eviction fees--only actual expenses are passed through to owners.
- No repair coordination fees--only actual repair costs are pass through to owners.
- We charge a very low leasing fee of 50% of one month's rent and 10% for renewals
- We charge a management fee that varies depending on the number of units managed.
- We charge no other fees.

Discover Pilot Point
From its early beginnings over 150 years ago, Pilot Point has been a unique community strategically located in the gentle rolling hills north of Dallas, Texas. As the oldest settlement in Denton County, we served as a anchor point on trails used by both Indians who initially settled the area, and eventually by settlers heading west. Centered between the historic Shawnee Trail and the Chisholm Trail, countless cattle drives crisscrossed this area as they made their dangerous trek northward to rail lines in Kansas and Missouri. Pilot Point derived its name because it was home to a densely wooded area located on the highest point of ground between Texarkana and Ft Worth, which allowed the stand of trees to be easily seen across the open prairie land and serve as a trail landmark - Pointing the Way.
